Managing agent not responding? What to do next

England and Wales · Law checked 24 October 2026 · Not legal advice

  1. Put it in writing, using the statutory request if one applies (s.21, s.22).
  2. Wait for the legal deadline (for s.21, one month or six months after the year end, whichever is later).
  3. Send a follow-up referring to your earlier letter and to section 25 (offence) where relevant.
  4. Complain to the agent's redress scheme, or the Housing Ombudsman for social landlords.
  5. Write to the freeholder directly at its address for service (s.48).
  6. Apply to the tribunal under s.27A if a charge is in dispute.

Keep a dated log of every contact. It helps with complaints and tribunal cases.
